Rs 1 lakh Crore worth of land encroached in Bangalore

About a third of the land of the government is encroached upon which amounts to 41, 303 acres worth about Rs. 1.03 lakh crore. A protest was led by the freedom fighter H. S. Doreswamy and a former legislator A. T. Ramaswamy which is on the way of gaining momentum and the protesters have the feeling that government is passive to bring the land encroachers to book.

The total land of government including forests is about 1.3 lakh acres. Of this, about 41, 303 acres which comes to about 33.77 percent is encroached. The Karnataka government told the High court of Karnataka that in the districts about 33, 878 acres of land has been encroached upon. But Mr. Ramaswamy who headed the joint committee of legislature consisting of 17 members that was appointed to unearth encroachments in Bangalore and adjoining areas in 2006-7 said the figure of encroachment would be 41, 303 acres.


Mr. Ramaswamy said that 1 acre costs about at least Rs. 2.5 crores even at conservative estimates which makes the value of the encroached land Rs. 1.03 lakh crores. The former additional chief secretary Mr. V. Balasubramanium who was the chairperson of the committee for the recovery of encroached land said the land could cost even more at about Rs. 2 crores to Rs. 3 crores per acre of land. He said this looking at the value of the multistoried buildings being built in that area and the cost of it which is about Rs. 20, 000 per sq. ft. He says that taking the present cost of the land, the encroached land will cost more than Rs. 1 lakh crore.

The protesters want the encroachment of the poor to be treated differently from the land encroachment of mafia. However they are happy that the government announced of creating two deputy commissioner positions in Bangalore urban district and the promise of constitution of special courts after getting the Assent from President for the Karnataka land Grabbing (Prohibition) bill, 2011.

Minister says to put a stop on new Layouts in Bangalore

Karnataka Agriculture Minister Krishna Byregowda has insisted the Bangalore Development Authority (BDA) and the Bruhat Bangalore Mahanagara Palike (BBMP) to put a stop in creating new layouts.

Attending a conference to promote green homes, which was organized by the Indian Green Building Council of the Confederation of Indian Industry; the Agriculture Minister said that we should look vertically in the growth of Bangalore City and creating new layouts is huge waste of land resources and even farmers are unwilling to sell their land.

The minister’s remark is a matter of prominence as the new layouts with horizontal pattern being developed by the BDA in the recent past have given rise to various glitches.


The Arkavathy Layout proposed in 2005 was begun with 2,750 acres of land allocation for BDA site applicants now is only left with 750 acres for allotters. Several legal processes from land owners and legitimate difficulties have delayed the project. Moreover, amongst 8,800 allotted for most of them registration has not yet done in their name.

The same situation prevails in the Nadaprabhu Kempe Gowda Layout, which was proposed between the outskirts of Mysore Road and Tumkur Road where Bangalore Development Authority (BDA) begun acquiring land in 2010 and over the years there has been resistance from formers in some divisions about the compensation. The authority is also alleged of swindles in land dealings.

One of the urban experts said that there have been few efforts by planning authorities for vertical growth in and around Bangalore. Some effort is taken by Karnataka Housing Board that can be seen in the Suryanagar project apartments and they are also coming up with fourth phase of the project in Jigani village of Anekal taluk over an area of 2,404 acres. He also added that a resilient thinking is required for the vertical growth of the city.
