Budget 2016-2017 Spurs Infra Projects to Fuel Realty Growth
After the budget proposal few have been criticizing it and few others think that it is a great budget as it is an agriculture based budget. But it is equally true that this budget has paid the same amount of attention for issues like improvement of infrastructure like roads, bridges, flyovers in areas of key commercial locations of urban areas.
Bangalore has been a city which got a grant of Rs. 5, 000 crore for the improvement of infrastructure and the roadways of the city. The experts feel there is a huge difference in Bangalore then and now that initiatives like building of elevated corridors with a grant of Rs. 18, 000 crore and the grant of a dedicated fund to construct a Light Rail Transit System of the stretch of 42 km in the Western zone will surely help in the involvement of a comprehensive, integrated and efficient transportation system with a road network as well. The same budget has also allocated a primary funding of Rs. 100 crores for the sub urban railway system improvement. The experts and the critics feel that these infrastructure improvement projects are certainly going to improve the real estate growth in all sectors like commercial, retail and residential sector.
In Bangalore the development of the areas like the Russel market, KR market and the Johnson market along with the reconstruction of the commercial complexes of Indira Nagar, Austin Town and R T Nagar is a novel initiative. Rs 1 lakh Crore worth of land encroached in Bangalore

About a third of the land of the government is encroached upon which amounts to 41, 303 acres worth about Rs. 1.03 lakh crore. A protest was led by the freedom fighter H. S. Doreswamy and a former legislator A. T. Ramaswamy which is on the way of gaining momentum and the protesters have the feeling that government is passive to bring the land encroachers to book.

LAND THE BEST INVESTMENT

Urban Bangalore has five taluks which are Bangalore North and Bangalore North Additional, Bangalore South, Bangalore East and Anekal. The total land of government including forests is about 1.3 lakh acres. Of this, about 41, 303 acres which comes to about 33.77 percent is encroached. The Karnataka government told the High court of Karnataka that in the districts about 33, 878 acres of land has been encroached upon. But Mr. Ramaswamy who headed the joint committee of legislature consisting of 17 members that was appointed to unearth encroachments in Bangalore and adjoining areas in 2006-7 said the figure of encroachment would be 41, 303 acres.

Mr. Ramaswamy said that 1 acre costs about at least Rs. 2.5 crores even at conservative estimates which makes the value of the encroached land Rs. 1.03 lakh crores. The former additional chief secretary Mr. V. Balasubramanium who was the chairperson of the committee for the recovery of encroached land said the land could cost even more at about Rs. 2 crores to Rs. 3 crores per acre of land. He said this looking at the value of the multistoried buildings being built in that area and the cost of it which is about Rs. 20, 000 per sq. ft. He says that taking the present cost of the land, the encroached land will cost more than Rs. 1 lakh crore.

The protesters want the encroachment of the poor to be treated differently from the land encroachment of mafia. However they are happy that the government announced of creating two deputy commissioner positions in Bangalore urban district and the promise of constitution of special courts after getting the Assent from President for the Karnataka land Grabbing (Prohibition) bill, 2011.
